Hey,

Thanks for being here.

I’m actively involved in Utah real estate and short-term rentals, and I get to see firsthand how quickly things are changing. New developments are getting approved, regulations are shifting, money is moving into certain pockets, and operators are adjusting in real time to stay competitive.

What’s interesting is that most of this doesn’t show up clearly in headlines.

Instead, what you usually see are broad national stories, surface-level market stats, or opinions that don’t really help if you’re actually investing, operating, or making decisions in Utah. The nuance gets lost. The local context gets missed. And the things that actually matter tend to get buried, generalized, or overlooked entirely.

That gap is the reason I started The Utah Real Estate Brief.

The goal here is simple:

to make sense of what’s actually happening in Utah real estate and explain why it matters.

A few times a week, I’ll break down real market signals across the state—things like development activity, zoning and regulatory changes, rental and STR dynamics, capital flows, and operational realities. Not everything will be headline-worthy, but it will be relevant if you care about deploying capital or operating property in Utah.

I want this to be useful, not overwhelming.

Each issue is meant to be a short, focused read you can get through in a few minutes, but still walk away with a clearer understanding of the market. The goal isn’t to predict the future or hype certain areas—it’s to help you see what’s happening clearly so you can make better decisions over time.

I’ll also share insights based on what I’m seeing on the ground. That includes how operators are adjusting, where friction is increasing, where opportunity still exists, and how different parts of the market are responding to changes in demand, regulation, and competition. This won’t just be charts and stats—it’ll be context.

From time to time, I’ll also point readers toward trusted local real estate professionals—lenders, agents, operators, and other experts I believe do good work. The Utah real estate ecosystem is relationship-driven, and having the right people around you matters. When I make a reference, it’s because I genuinely think that person or group can be helpful depending on where you’re at in your real estate journey.

This newsletter isn’t about hype or bold predictions. It’s not about chasing trends or calling tops and bottoms.

It’s about understanding the market clearly, staying grounded in what’s actually happening, and being better informed as conditions continue to evolve.

If you’re investing, operating, developing, or even just paying close attention to Utah real estate, I’m glad you’re here.

More soon.

— Carter

P.S.

If you’re a real estate professional in Utah—whether you’re a realtor, developer, home builder, property manager, wholesaler, or investor—and you’re looking to get in front of more people in the local real estate community, I’m opening up a small number of early partnerships.

I’m offering the first 10 partners a free sponsorship placement in The Utah Real Estate Brief as a way to highlight good operators and build long-term relationships from the start.

If that sounds like something you’d be interested in, feel free to reach out.
